in Bangalore: The IBMS
The Integrated Building Monitoring and Security System, or
IBMS, allows a full range of building functions (security,
elevators, electrical power and plumbing systems, to name
just four) to be centrally monitored. The IBMS leads to efficient
building operation and maintenance.
Professional Maintenance Services
The maintenance of the enclave—internal and external—will
be managed by a professional maintenance service agency.
A well-maintained enclave will result in the steady appreciation
of the apartments’ value.
A large community of 725 homes will help distribute the maintenance
costs to a reasonable level.

A range of advanced fire protection systems include:

Backup Generator to Standby Generator
Generators will provide backup power for lifts, pumps, lighting
of common areas and apartments. A back-up generator to the
standby generator is an additional safeguard, ensuring uninterrupted
water and power supply. Timers will control lighting in common
areas.
State-of-the-Art Security Systems
The entire enclave is separated into different clusters for
security systems. Periphery control will be maintained through
security personnel communicating through walkie-talkies.
Each block will be protected, round-the-clock, by its own
professional security personnel.
Advanced electronic security measures include:
• Audio intercom between reception and apartments
• CCTV in public areas and basement
• Access Card Readers at entry and exit points
• Boom Gates and Access Cards for basement security

Sound Structural Engineering
The blocks are designed to withstand earthquakes for zone
2, up to 5 points on the Richter scale and are protected
against lightning.
High-speed Lifts
Each block will have a bank of high-speed passenger lifts
and a service lift. A back-up generator-to-the-generator
ensures that you need use the stairs only if you want the
exercise! Waiting time will be minimal.
Enclave Management
Individual blocks will be represented by their respective
associations, which will be responsible for their particular
block and the landscaped areas around it. A federation, comprising
representatives of all five blocks, will be responsible for
amenities like the park and Millennium Avenue. The Woodrose
Club, School, and Convention Centre will have their own maintenance
outfits.
24-hour Water Supply
Water will be available 24 hours a day. BWSSB water supply
will be through a dedicated line from the Kothanur reservoir
and augmented by borewells. Each building will have its own
sump and overhead tank. Pumps will operate with automatic
level controller.
